WHOLE HOUSE INSPECTIONS

During the Whole House Inspection, your inspector will do a top-to-bottom review of the home. This includes the roof, attic, crawl space, HVAC, plumbing fixtures, appliances, windows, doors and electrical outlets.

You are welcome and encouraged to participate in the inspection process. Your inspector will explain his findings as he goes and point out issues or unique features in your new home.  You should expect the process will take around 3 hours - depending on the size of the house. 

WOOD DESTROYING INSECT INSPECTIONS

Most lenders require a Wood Destroying Insect Inspection prior to closing. Termites are the most common damaging pest but certainly not the only culprit.  At ALH Home Inspections we include the WDI inspection with every whole house inspection. If you only need a wood destroying insect inspection, we can usually arrange that as well - just let us know.

RADON INSPECTIONS

Radon is a colorless odorless gas found in the earth. It is the second leading cause of lung cancer in the United States.   Radon has been found in homes all across the United States and is common in the Greater Cincinnati area.

Typically, if the level of radon in the home exceeds standards set by the EPA, the seller will arrange for installation of a mitigation system. As a buyer, if you elect not to perform the test, you could be responsible for mitigation if radon is later detected. 

​

The cost of Radon Testing is  around $170 and the monitor stays in place for 48 hours after it is is placed in the home.
